How Long Will a New Asphalt Driveway or Parking Lot Last?

With a properly installed asphalt surface, customers can expect the asphalt surface to last 30 or more years. With proper maintenance, many projects can last as long as 40 or 50 years.

What Is an Overlay & Is It Appropriate for My Needs?

On some occasions, it is possible to apply a new layer of asphalt over the old layer. A qualified asphalt paving professional will need to inspect the site to make that determination. Unfortunately, overlays are often done on pavement surfaces that should be repaired or replaced entirely. At Payne Acres, we never cut corners and will only overlay when we are sure it is the best choice for the integrity and durability of the surface.

Do You Take Old Asphalt Shingles?

Yes, we do! Asphalt shingles are used in small percentages in various mixes. However, many municipalities and commercial projects require the addition of recycled shingles in their mix.

What Is the Procedure for Maintaining my Asphalt?

It is best to have asphalt maintenance done professionally. Many do-it-yourself products are available, but are not up to the standards used by our team. Additionally, there is a skill level required to apply certain products and when applied incorrectly, any repair solution or sealing ‘cure’ can cause damage.

How Long Does Asphalt Take to Cure?

Because asphalt is an oil-based product, it doesn’t fully cure until all the liquid in the mix hardens. This can take 6 to 12 months or even longer.

However, this is not what most people are actually asking when they inquire about cure times. What they usually want to know is how long it will be before they can drive on their new surface.

In general, it’s a good idea to wait about 5-7 days before driving on freshly laid asphalt. Your contractor may advise a slightly longer waiting period based on current weather conditions or other environmental factors.

Are Tire Tracks on Asphalt Normal?

Asphalt surfaces may show marks from tires, especially during the first year, as the driveway is fully curing. Tire marks are perfectly normal and are not an indication that the surface was improperly installed.

What Maintenance Does Asphalt Require?

Although asphalt is durable and flexible, cracks and holes can happen. It is a good idea to have these repaired as soon as possible. Prompt maintenance will prevent them from becoming a more serious problem.

Most experts recommend sealcoating asphalt every few years. This treatment is applied to the top of your driveway. It helps seal any small cracks or holes in the surface that could become larger cracks, and it helps keep water from permeating the asphalt. Sealcoating also restores the dark color of fresh asphalt.
